There are several ways to approach selling your home, and then there’s The Kincade Way! Preparing to put your home on the market can be overwhelming, but with the benefit of my team’s professional experience— you’ll successfully tackle the task with ease. You can get started with a few of Kincade & Co’s go-to strategies, such as:

  • Post Flattering Photos

    When listing your home, show it in its 'best light.' Take exterior photos during the day, when the grass is green, and trees and flowers are bloomed (and the yard has been landscaped!).

  • Stage a Warm Welcome

    When selling your home, outfit the front door with décor, like a wreath or seasonal sign, and a new door mat! And, be sure exterior lights are clean with new bulbs in place!

  • Remove Mementos

    You want buyers to see your home, not your stuff. Store or donate collections and knick-knacks, so buyers can see past your memories, so they can envision making their own in the home. Buyers are peekers, so don’t shove things in closets, rent a storage space (or purge!).

  • Show a WFH Space

    The home office is now a must-have for many, so if you don’t have a room dedicated as a work-from-home space, then convert a spare bedroom, or create a nook in the living or family room.

    Do not plan to buy a home at the amount for which you’ve been approved for a mortgage. The mortgage is only one of your monthly expenses. You also need to take into account closing costs, taxes, insurance, utilities, property maintenance, and unexpected repair costs.

  • Do Not Settle

    Do not hastily choose a home that doesn't check enough boxes. Compromises are a part of the process, but you want to make decisions thoughtfully. Your realtor and professional partners are there to answer questions, share expertise and talk through options, so tap-in to them!

  • Make a Must-Haves List

    Consider what you can and can’t live with in each room, the yard, and the neighborhood. Doing so will help you, and your realtor, conduct a more strategic, productive search.

  • Attend Open Houses

    Once you’ve narrowed down neighborhoods, attend a few open houses— even for homes that aren’t a perfect fit— is a great way to learn more about an area.
